Lakeside Crossing HOA Meeting Minutes

July 13, 2023

Meeting was called to order at 7:05 by Steve Hodges

13 homeowners were present with 35 proxies.  Kevin read and reviewed the minutes from 2022, moved, motioned, and accepted.

Financials

Treasurer (Melissa) was out of town and Kevin reviewed budget and financials for 2022 and 2023. There was a surplus of $3,393.79 for 2022.  The balance of funds in the checking account as of June 2023 is $9,627.34.  The CD value as of 4/30/2023 is $31,069.

HOA annual invoices are available to take home today and payments may be made.

Annual HOA dues have been collected except for one household from 2022.  The $50 late fee has been extremely helpful in collecting the dues for the HOA fees.  Online payment options are still not available due to the fees to set up the online payment portal.

Website dues are currently invoiced to Melissa Strohl.  The website bills need to be invoiced to the HOA or Steve.

Open Items

Algae on the lake on the east end of the culvert was discussed.  The company came out to complete treatment of the algae on the pond.  Trash such as plastic bags and plastic containers are visible on the east end of pond as well. Please pick up trash.

Questions about lights for the entrance signs off of Anderson and Lakeshore Dr.  There is currently no electricity out by the signs but have researched solar lights.  Will continue to research lights for the sign.

We are not a neighborhood that promotes soliciting, but be aware you may put up signs on your home that says, “no soliciting”.

Repaving of roads, and “speed” and “no outlet” signs were discussed. 

Discussion of upping HOA dues of 5% each year, if needed. 

Election of officers: Vice President, treasurer and 3 at-large members are up for election.  Melissa Strohl was nominated for treasurer and elected as treasurer.  Motioned and accepted. 

Kevin Myers was nominated for vice president, it was motioned and accepted.  Dave Wright, Jonathan Winings and Dodie Nance was nominated motioned and accepted for member at-large. 

Next annual meeting will be Thursday, June 20th 2024 at 7pm at the Lebanon Christian Church.

Lakeside Crossing HOA Meeting Minutes

June 15, 2023

Meeting was called to order at 7:05 by Steve Hodges

23 homeowners were present with 11 proxies.  Not enough homeowners were present, and not enough proxies were collected to conduct official voting for the meeting.

Treasurer and vice president positions are open for nominations, there were no nominations during the meeting.

General Discussion

Algae on the lake on the east end of the culvert was discussed.  The company came out to complete treatment of the algae on the pond.  Trash such as plastic bags and plastic containers are visible on the east end of pond as well.

It is encouraged to plant cattails and vegetation to prevent erosion of the pond shore and promote vegetation growth.

LAKESIDE CROSSING HOA ANNUAL MEETING, resumed

JULY 21, 2022

The meeting was called to order by Steve Hodges at 7:05 p.m.

 25 HOA property owners were present and sufficient proxies held to establish a quorum. 

First Order of Business, Accessory Buildings or Sheds.

The movement by some homeowners to change the covenants allowing accessory buildings, or sheds, was reported on by President Hodges.  The attorney engaged by the Board to assist in preparation of an amendment to assure compliance with the bylaws confirmed we still must have 90% of the homeowners agree to change covenants.  At the annual meeting in June, when a quorum was not established, the proxies in hand objecting to such an amendment, exceeded the number required to defeat any vote, which is 10% of homeowners, automatically defeating any amendment, at 12 No’s.  Since no amendment will carry the proposal is abandoned.  There were no questions and no further discussion.

Melissa Strohl read minutes from 2021 meeting.  Motion to accept by Kevin Myers.  Motion carried.

Financial:

Melissa Strohl, treasurer, reviewed the 2021 budget reviewed, noted a deficit requiring the 2022 budget increase to $13,723.95.  This proposed amount covers a deficit from 2021 for mowing which increased over twice as much as 2021, ½ which has been paid and the remainder owed. The deficit is 2,623.95.

Additionally, the Board as received and paid one legal bill in the amount of $412.50 and another is expected, amount unknown. 

Balance of funds in the checking account as of June 2022 is $8,102.89.  The CD value is $31,600.93.  Total funds:  $39,703.82.

 

President Hodges explained the budget deficit is due to legal expenses required to explore the amendment, increased mowing expenses, and pond fountain damage due to wild animal damage.

Motion by Kevin Myers to accept proposed budget, carried.

Officer Election

President:        Steve Hodges, unchallenged, elected

Secretary:   Claire Fuller, 2421 Lakeshore Ct., volunteered for position, elected

At-large members volunteered, nominated, elected:  Kevin Myers, 2222 Sierra Dr.,   David Wright, 2415 Lakeshore Ct., Dodie Nance, 2420 Shorewood Ct.

General Discussion 

Homeowners access to pond questioned and is the easement off Anderson Lane as well as access along shore on easement on each pond property. 

Late Fee discussed.  One homeowner from 2021 refusing to pay.  There are ten consistently and regular late payers.  Those people increase the expense and time required to collect dues that are owed.

Speed limit signs on backorder.  Paving of certain streets delayed by city.

Block party last year will again be held this year.  A committee has been established with Sept. 17 as the tentative date.  Options for locations discussed.  Committee assigned task of discussing Prestwick as location for party and obtaining permission of each property owners.

Open Items:

Heather Shepherd:  A way to reach all residents as easy access for all to vote.  Josh Strohl suggested FB page as discussion group, will set up group. Neighborhood Watch organization and informal social gatherings was suggested as notice on the FB page. 

Josh Strohl will serve as website contact and update.  Josh should be contacted for postings when FB page established.

Melissa Strohl identified neighborhood app, Next Door.  Abbie McNaab discussed all established ways to contact Board and Melissa Strohl confirmed the website is stated on all annual invoices. 

Dodie Nance discussed pond issues including murkiness and trash.

Ann Thomlinson complained of snow removal.  City covers drive and mailbox.   HOA does not remove snow. 

Tree and brush removal issues with neighbors discussed by Heather Shepherd.

Motion made by Heather Shepherd to hold Next Year’s Annual Meeting:  May 11, 2023.  Motion tabled due to tie vote.  Meeting will be announced.
